Building Process

Thank you for your consideration of building with Platinum Construction. Our “Process” is much different than most other builders in our area. It is our goal throughout the building process to exceed your expectations and ease your concerns. We strive to provide each client with a realistic budget and a thought-out schedule prior to the first shovel of dirt being turned.

That said, the purpose of this outline is to help identify the “typical steps” involved when building a Platinum home. We have created a road-map, if you will, outlining the path most take to get started. We call it The Process.

The Process will outline a common path from our initial consultation all the way through completion of construction.

You may already have several line items that are completed. So we can progress forward to the next step. The idea here is for this to not be a daunting list but a transparent checklist to help you understand what needs to happen next in the preliminary timeline.

Preliminary Discussion
What are your Goals and Needs?

  • We review our building process with you and discuss the timeline for your build.
  • We will help you identify land and/or talk about your geographical areas of interest.
  • If you have a design in mind already, we will discuss your wish list and priorities for your home design. We will also cover finishes and custom amenities for your home with our Pre-Bid Checklist.
  • Finally in this phase, we will look at your budget as well as direct you toward qualifying for construction loan financing if needed.

Let’s Walk the Lot

Finding the right land or lot for your family is an exciting and fun process. But understanding how your home will fit, proper drainage, and local regulations can be a heavy task. That’s where having a professional walk the land with you is invaluable. Whether you already own a lot, or are still weighing your options, we will walk the land with you, to:

  • Provide design-build insights for optimal home site location.
  • Identify potential “red flags”
  • Create an idea of what to expect in site costs
  • Discuss septic and well impact, where applicable
  • Provide a basic overview of required foundation work
  • Discuss clearing options and outdoor living spaces
  • Determine potential location of driveway
  • Discuss suitability for the home you’d like to build
  • Give tips about how to leverage advantages provided by the lot – from basements to views and efficiency
  • Help negotiate purchase contract or write an offer with our in-house realtor.

Floor Plans

While we do have 20+ floor plans on file, most of our builds are completely custom “one off” homes. We will introduce you to one of our professional draftsman to draw a complete set of plans in accordance to our local building codes. During this stage we will do the following:

  • Whether we have a starting point with a floor plan you found on the internet or just have a basic idea sketched on a napkin, we will discuss desired square footage, exterior styling, and changes needed specific for your life style.
  • Together we will meet and go over preliminary plans and make redline corrections if applicable as well as fine tune exterior design and finishes. This can take 2-3 attempts back and forth with the draftsman until they are exactly as you desire.
  • A site plan will be drawn if the lot/land has been acquired or locked up with a purchase agreement.

Bidding Phase

Once floorplans are finalized and the Pre Bid Checklist is completed:

  • We will send your plans to all of our material suppliers and subcontractors for accurate bids.
  • Present you with an itemized bid sheet and overall budget for your home
  • Thoroughly discuss finishes bid and allowances for items such as lighting, appliances, cabinets, etc.
  • Suggest ways to cut down costs if bid is over your desired budget amount.
  • Make necessary adjustments to floor plans (if applicable)

Contract & Detailed Bid Sheet

Once floor plans and bid numbers are finalized and agreed upon we will then sign a contract as well as a detailed bid sheet that covers the specifics of each itemized bid number.

Construction Loan & Building Permits

These next 2 stages will happen simultaneously and typically take 3-4 weeks to complete. Your financial institution will want:

  • Complete set of plans and site plan
  • Lot/Land warranty deed or purchase agreement
  • Our Bid Sheet and Contract

Once your financial institution notifies you of a closing date we will begin submitting for building permits. This typically takes 5-10 days depending on municipality.
*We do not fund any of our projects in-house. Some builders tout this as a benefit, but the cost is typically higher than a regular construction loan from a financial institution. The process is very simple and virtually the same as applying for a conventional mortgage. We can give you a list of preferred financial institutions in our area for construction lending.

Design Decisions

Just another bonus that sets Platinum Construction apart from other builders is the amount of time we spend with every client on design and finish decisions. While we are more than willing to work with your interior designer, you can save this expense by using our in house design team and it’s included for FREE. We will personally accompany you to choose flooring, paint colors, cabinets, granite, stucco, stone, etc.

Construction Phase

Now all the tedious steps are done the fun part is here and constructions begins. So what does this look like?

  • You will receive a preliminary construction schedule from start to finish
  • You will also receive a client login to see this schedule as well as any updates if there are uncontrollable delays (such as weather related)
  • Weekly updates will be emailed to you
  • Weekly or even daily onsite meetings can be scheduled to walk the jobsite
  • If you currently live out of town, weekly progress pictures will be emailed or posted in you client login calendar
  • Key times will require walk-thru’s (electrical, prior to drywall, etc) to get final approvals.
  • At completion we will make a punch list together for any touch-ups or incomplete items (waiting for special order items)
  • Move In! Time to kick your feet up and enjoy your new Platinum Construction home

Warranty

All of our homes are backed by a full 1 year warranty on parts and labor. There are several aspects of our homes that are covered by extended warranties as well. For full details on our warranty please request a copy of this before construction begins.
